Why awning windows for wet rooms.

Three things only an awning does well.

  • Rain-protected ventilation: Top-hinged means the open sash slopes outward and downward — rain runs off the outside of the glass rather than into the room. You can leave them cracked open through a typical Berwick winter shower or summer storm without worrying about wet floors.
  • Privacy: The sash sits 100–300mm proud of the wall when fully open, which breaks the line-of-sight from outside. Great for ground-floor bathrooms, toilets and ensuites where you don’t want frosted glass everywhere.
  • One-hand operation: Winder handle at the bottom of the frame — you turn the handle from below to open or close. No reaching across a kitchen sink to slide a heavy panel.

Friction stays & sash limits.

The friction stay is the arm at each side of the sash that holds it at any angle when open. Modern friction stays are stainless steel, factory-set for the sash weight, and adjustable in tension if the window feels too loose or too tight after a few years. Most awnings are limited to open about 45–60° from the closed position; sash chains can be added if you want to limit it further (typical for ground-floor bedrooms where you want ventilation without a person-sized gap).

Lock & security.

  • Standard cam lock: Integrated in the winder handle. Engages a metal bolt into the frame head when wound to fully closed.
  • Key-lockable handle: Premium upgrade. Same engagement, key-secured. Recommended for ground-floor awnings near the front of the house.
  • Two-point lock: Premium spec on larger awnings — locks at the top and the bottom for extra rigidity.
  • Insect screen: $80–$150 per window, fits inside the reveal.
  • Security screen: Stainless mesh (Crimsafe-equivalent) $250–$450 per window.

Awning + condensation = the wet-room win.

Bathrooms and laundries are where condensation hits worst in any Casey house — hot water vapour, cold winter morning, single pane of glass. Double-glazed awnings lift the cold-side surface temperature out of the dew-point range and condensation just stops forming. If you have mould on your bathroom or laundry architraves, double-glazed awnings + improved exhaust fan is the fix.
